Tree Regulations in On Top of the World

On Top of the World does not have its own city government or tree ordinance. Tree permits and regulations for properties within the community are handled by Marion County's Building Safety Department under the Marion County Land Development Code.

Marion County's Land Development Code regulates tree removal on development sites and requires mitigation for significant canopy loss. For residential property owners, Florida Statute 163.045 allows removal of trees documented as dangerous by an ISA Certified Arborist without a local permit. That written arborist opinion is the key document that enables the exemption.

Properties within On Top of the World are also subject to the community's own HOA architectural and landscaping standards, which apply on top of county requirements, particularly for trees near golf course frontage and common areas. We work with both individual homeowners and the HOA board to provide documentation that satisfies both levels of review.

Common Tree Issues in On Top of the World

Trees along golf course frontage and cart paths

With multiple golf courses running through the community, many homes and shared paths sit close to mature trees. A failing limb or leaning trunk in this setting is both a safety concern and a course-maintenance issue. We assess these trees with structural risk, course impact, and liability all in mind.

Common area and HOA-maintained trees

A community of this scale has extensive HOA-maintained common areas with significant tree inventory. The HOA and property management sometimes need an independent, objective risk assessment across multiple trees or areas to prioritize maintenance and budget appropriately.

Aging trees in an established community

Many of On Top of the World's trees were planted decades ago as the community was developed and are now reaching full maturity. As live oaks and laurel oaks age, internal decay and structural failure risk increase, particularly for trees near homes and high-traffic common areas.

Storm and lightning damage

South Marion County receives significant lightning and storm activity during Florida's summer season. We provide post-storm and post-lightning assessments with written documentation suitable for insurance submissions, HOA records, and community-wide damage reporting.

Palm health and Ganoderma

Palms are widely used throughout On Top of the World's landscaping. Ganoderma butt rot is a fatal fungal disease that presents as shelf-like growth at the base of the trunk. There is no treatment once established, making early identification important for a community with significant palm plantings.

Serving On Top of the World and South Marion County

Arbor Managers is based in Ocala, close to On Top of the World. We serve the community's homeowners, HOA, and property management, along with the surrounding south Marion County retirement communities including Stonecrest and Oak Run.
